Dear guests,
Bas and Vera Zadelaar welcome you to the grounds of La Maison du Sellier and hope you will enjoy your stay here. This document contains the underlying Terms and Conditions for all Gîte bookings. They may seem a bit intimidating, but they are important to clearly communicate the nature of the agreement between each guest and the Owners. We hope they will help prevent any future problems.
The Lead Guest is responsible for ensuring that all guests are aware of these Terms and Conditions, insofar as they are relevant to their stay. The Lead Guest is named in the booking communication, which may take different forms depending on the source of the Booking.
The Gîte Welcome Book is also part of these Terms, although it mainly contains instructions, advice and tips on how to make the most of your stay.
The Parties
1.1 The Booking is a contract between Bas and Vera Zadelaar (the Owners) and you, the renter (the Guest), as stated in the various booking communications.
1.2 The Booking includes all communications between the Guest and the Owners.
The Costs
2.1 The rental includes water, electricity, and the use of the garden and swimming pool of La Maison du Sellier/the gîte. The swimming pool and garden are shared between the three gîtes, named “Maison Toile Moss”, “Maison de Terre”, and “Maison Olivier”. The rental price excludes the local tourist tax (taxe de séjour), which must be paid in cash by the Guest upon arrival (in 2026 between €1.60 and €3 per adult per night aged 18 or older).
2.2 To book the accommodation, the Guest must read and agree to these terms and conditions. For bookings made more than 56 days before arrival, the Guest can choose to pay a 50% deposit. The full amount is due 6 weeks (42 days) before arrival. Alternatively, the Guest can pay the full amount at the time of booking.
2.3 We accept all major credit cards, iDEAL, the Stripe payment link, or you can pay via PayPal on our website.
2.4 Payment via bank transfer is also possible. Please contact us for details.
2.5 After receiving payment and completing the booking form (on the website), the Owners will send a booking confirmation. This is a formal acceptance of the booking.
Booking
3.1 The accommodation is available for the persons named on the booking form. We must be informed of any changes in advance. The maximum capacity of Maison Toile Moss is 4-6 persons, of Maison de Terre 6 persons, and of Maison Olivier 4 persons. This may not be exceeded.
3.2 The rental period begins at 4:00 PM on the first day and ends at 10:00 AM on the last day. The Owners are not obligated to offer the accommodation earlier, and the Guest may not stay after the specified time.
3.3 The Owners' liability towards the Guest shall under no circumstances exceed the amount already paid.
Guestlist
4.1 The Lead Guest must be a member of the party, all names and full contact details of which are stated on the form “Fiche Individuelle de police Pour Les Touristes Etrangers“, to be completed upon arrival.
4.2 No one other than those named on the said form may join the party except with the formal permission of the Owners.
4.3 Groups booked through an external booking platform must also complete the form.
Day visitors
5. Guests may not invite any third parties not named in the Booking without prior notification to and permission from the Owners.
Cancellation policy
6. We understand that sometimes plans change. If you need to cancel your booking, please inform us in writing. In the event of cancellation, the following fees, based on the rental price, will be due from the date we receive your notification. We recommend that you take out cancellation insurance.
- More than 30 days before arrival date: 50% refund.
- Between 30 and 7 days before the arrival date: 25% refund.
- Less than 7 days before arrival: no refund
Damage
7.1 We charge a €300 deposit and expect guests to treat the gîtes with respect. Please report any damage immediately. The deposit will be refunded upon proper use of the gite.
7.2 The use of sunscreen products containing bronzer is prohibited due to the risk of staining. Any replacement costs will be charged to the Guest.
7.3 Report any defects within 24 hours of arrival. After that, damage upon departure may be attributed to the guest.
Cleaning
8.1 The Guest is requested to leave the gîte tidy and, if possible, to strip the beds themselves upon departure. Due to the size of the house, we charge a contribution towards the cleaning costs, but reserve the right to charge an additional €100 in case of excessive mess, in addition to the cleaning costs.
Insurance
9.1 The Owners are not responsible for travel problems or cancellations by third parties.
The house and grounds
10.1 The entire house is a historic building and therefore has characteristic features.
10.2 The house is situated in a quiet, rural location. We are not responsible for any disturbances outside the grounds.
10.3 The Guest may not throw parties without the permission of the Owners.
10.4 Bed and bath linen are provided. Extra pool towels are available upon request. Bed linen and towels are for indoor use only. A baby cot is available for a fee, but without bedding (a mattress with a sheet is provided).
10.5 Guests must not cause a nuisance to neighbors. Unacceptable behavior may lead to removal without refund.
Smoking and Pets
- Smoking is strictly prohibited inside the property and around the pool. Pets are not allowed.
Charging of Electric Vehicles
It is not permitted to charge electric vehicles, including fully electric and hybrid cars, using the power outlets or electrical facilities in or around the rented property. Use of the electrical system for this purpose may cause overload and safety risks and is therefore strictly prohibited.
The tenant shall be fully liable for any damage resulting from a breach of this provision, including but not limited to damage to the electrical system, the rented property, and any consequential damages.
In case of violation, the landlord reserves the right to charge additional costs and/or take further measures.
Liability
- The Owners are not liable for any temporary defects or malfunctions in public utilities, loss, damage, or injury.
– temporary interruption of utilities or equipment
– damage, loss, or injury caused by circumstances beyond their control (such as weather, strikes, war)
– damage to or unusability of the accommodation prior to arrival (a full refund will follow within 7 days)
– injury, death, or loss during the stay
– safety of guests or their belongings; children must always be supervised, especially at the swimming pool (no lifeguard)
– damage to or theft of cars - Use of the pool is at your own risk; children must be supervised at all times. The gate must be closed after use.
Complaints
- In the event of complaints, we request that you contact us immediately so that we can resolve any issues quickly. Complaints after departure must be submitted in writing within 14 days.
Personal Information and Data Protection
16.1 All guests must provide basic information that can be shared with authorities in case of emergency or for relevant purposes.
Applicable Law
This contract is governed by French law.
